In the past 15 years, many hospital construction projects have over invested in future flexibility. Often funds were spent in the first development phase for work not needed until later phases. The additional (deferrable) spending and debt service drag down earnings and stifle future capital growth, making subsequent phases harder to implement. In hospital facility planning, balancing flexibility for the future and expenditure for immediate needs will make a difference in merely surviving in business or thriving.
Our master planning process fosters thought leadership, communications, and builds consensus, ensuring your master plan is the voices of your interest groups, answers their concerns, and can help your business plan succeed.
Plante Moran CRESA's hospital master plan process has four distinct and equally important steps.

Inventory and Visioning
The first step is aimed at data gathering and absorption - both market as well as business indicators and existing capital resources. We will review and discuss the status of the programs and services of your strategic plan. We will document, investigate, and analyze existing hospital facilities and operations.
Analysis
In the second step we review your current operation, validate and expand upon your estimated future activity levels and forecast probable hospital facility requirements in your primary and secondary market areas. This is also the time when we generate an initial financial model that enables us to quickly understand financial impacts of facility, capital needs, and operational initiatives.
Synthesis
In the third step we build upon the products of the first two steps to explore facility development options. In the synthesizing process we refine a conceptual master plan for your hospital, define an implementation strategy, and develop the business case.
Master Plan Documentation
The final master plan integrates the service area demand model with the hospitals business strategy, facility program, and financial plan. The document, and all the data that has supported the team in the preparation, becomes a living document.
Many, many projects went on hold in late 2008 and throughout 2010. While the future probably won’t be like the past, some of those projects need to be dusted off and repositioned for a re-start in 2011-12. These studies usually need 90 days of coordinating a team of professionals to re-think the master plan, feasibility study, the market analysis and assumptions, the location and mix of IP and OP services, healthcare reform and project readiness items, benchmark contracts, team, procedures and protocols which allow the hospital to get a new and comfortable grip.

Plante Moran CRESA may be retained to assess the readiness of both client and project to start the planning process. Deliverables from this engagement would include an inventory of planning data needs and information together with a status report on existing strategy, plan, and other documents; an analysis of standard agreement forms; and a financial sensitivity analysis showing opportunities for capital cost reduction without impacting revenue.
This exercise is designed to confirm the need for and feasibility of a capital project. This service would follow a Readiness Assessment with a plan for retaining needed expertise and the creation of a step-by-step process by which the organization could become confident that its pre-project efforts will achieve the desired results and be delivered at a competitive cost.

Our approach to tenant representation includes identifying all viable options for you and invites competition, thereby leveraging your position and minimizing costs. Best of all, our fee typically is paid by the landlord. Therefore, you get unbiased commercial tenant representation and it costs you nothing more.
