After working unsuccessfully with developers for two years to create a space more suitable to their needs, Michigan Dental Association needed the right data and unbiased advice to make an informed decision for relocation.

PMC was able to provide this data and independent advice. Within five weeks, Michigan Dental Association made a sound decision after evaluating seven facility relocation options along with a space planning assessment.
 

Challenges

Dissatisfied with Existing Space: Michigan Dental Association currently owns a 40,000 square foot building in Downtown Lansing which no longer accommodates their needs.

Obstacles with Current Project: For two years, Michigan Dental Association worked with developer(s) to create new space, but various obstacles prevented the deals from happening.

Developing a Sound Real Estate Strategy: Michigan Dental Association needed to evaluate potential relocation options using solid data to make a good decision and demonstrate responsible stewardship of resources. 

Solutions

PMC evaluated seven facility relocation options: lease versus buy versus build, comparing capital and operational costs, risk and schedule.

PMC also performed a space planning assessment, which reduced the size of the facility by 30 percent, while meeting operational needs.

Independent analysis of all of the facts delivered the tool Michigan Dental Association required to make a good decision and demonstrate responsible stewardship to its member
