Dayton, OH
Several of the facilities at Bethany Lutheran Village were aging, and in order to maintain the exceptional continuum of care while keeping with the mission and vision of the organization, Graceworks needed to reposition their current assets.
PMC assisted Graceworks from project value planning through renovation of current facilities and construction of several new facilities while focusing on the greatest long-term value for the organization.
Challenges
Organizational Culture: Graceworks needed an owner's advocate to remain focused on the vision and mission of the organization while balancing fair negotiations and responsible stewardship of resources.
Budget: A realistic budget had to be developed along with a plan to identify the most efficient construction sequencing to keep costs down.
Solutions
PMC acted as the liaison between Gracework's Executive Team and the Design and Construction Teams.
A qualifications based selection was utilized for design as well as construction services.
PMC provided assistance in establishing business terms and negotiating agreements with architects, engineers, construction manager and various project consultants.
